Who pays for the tenant background check?

By default, the applicant pays the fee. But, it’s up to you, the landlord or property manager, to determine who pays. With one easy click, you can decide to have the appliant pay for the credit check, or you can pick up this cost internally, if preferred.

How is PropHub's online criminal background and credit check screening different from other offerings?

First, there are no lenghty steps involved - simply create a account a begin using the service. Second, we partner with TransUnion SmartMove to streamline the process so appliants can initiate the secure screening by giving their online consent. Lastly, since it's the applicant that's initiating the screening via self-service, the credit check is only considered a "soft inquiry" on their credit report, which does not impact their credit score whatsoever.

How does a credit score differ from a traditional credit report?

Both are designed to help landlords perform tenant screening. The credit report provides a more accurate assessment of how likely an applicant is to perform as a renter. The credit score simply applies some automated algorithms in order to derive a number for a high-level summary rating. This is similar to a FICO score.

What does the prospective renter need to do to complete the tenant credit check?
Once the landlord or property manager submits the order request, the tenant applicant will be sent an email notifying them to begin their tenant screening.
Once they begin, they will be taken through a 3-step process:
  1. Applicant enters personal information
  2. Applicant provides IDMA verification (e.g., address of previous residence)
  3. Applicant submits payment for background check
What will the tenant credit and background checks look like?

A basic report includes a credit report and a criminal report. An upgraded screening report provides more in-depth payment history, evictions report, and an income check.

What if the applicant doesn't have an SSN?

Unfortuantely, at this time, we only have the ability to process applications for United States appliants that have a valid Social Security Number.
