It\u2019s the landlord\u2019s responsibility to deal with pests, but the tenant also has a responsibility to keep a clean environment. Pest control can be quite expensive, so there&#8217;s definitely a few things to consider before calling them in.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Pest Control in The Lease Agreement<\/h3>\n\n\n\n<p>Landlords usually cover pest control in the lease agreement, as there are no state or municipal laws on the topic. A landlord could agree to seasonal maintenance and pest checks and then any pest infestations are the responsibility of the tenant. <\/p>\n\n\n\n<p>Another option is for the landlord to arrange for regular preventative services. These are usually carried out four times per year, and the tenant is responsible for anything outside those scheduled visits. <\/p>\n\n\n\n<p>No matter how pest control issues are resolved, it\u2019s important for you to discuss them prior to signing the lease. This is so that both parties are clear on who is responsible for what.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Financial Responsibility<\/h3>\n\n\n\n<p>Unfortunately, pest control is quite expensive. So, the issue of who is financially responsible can create some tension in both parties. It\u2019s normally the responsibility of the landlord to handle pests. You can contract specialists to maintain the structures, whether a multi-unit building or single-family home. <\/p>\n\n\n\n<p>You should always include pest responsibility in the lease agreement. A good landlord won\u2019t want to leave pest control up to the tenant, as actions may not get completed to their satisfaction. If the landlord can evidence that the tenant is responsible for an infestation, the tenant may be financially liable.
