Writing a detailed and engaging listing for your property is arguably one of the most important steps of the whole rental process, nobody wants their property to stay empty for longer than it needs to. Many landlords miss out on the opportunity to create great rental listings online, assuming that prospective tenants won\u2019t really be interested in certain details, but this is far from the truth! Here are some of our tips on how to write a rental listing that blows people away.<\/p>\n\n\n\n

Stir up excitement in your rental listing description<\/strong><\/h3>\n\n\n\n

Searching for a property could definitely be more exciting for tenants. Whilst its an opportunity to find a new home, they have to spend a long time looking, mostly at unsuitable places. It can easily become more of a chore, especially when all of the properties have the same descriptions. <\/p>\n\n\n\n

Try to avoid phrases such as \u201cgreat amenities\u201d and \u201cgood location\u201d as they are usually relative. Also, try and be as specific as you can. If you\u2019d like to describe your rental as “modern” due to a renovation, then don\u2019t be afraid to discuss what you have updated.<\/p>\n\n\n\n

A description will be your first impression, so it\u2019s important that you get it right!<\/p>\n\n\n\n

Comply with fair housing laws<\/strong><\/h3>\n\n\n\n

Do ensure that you are complying with all laws in your search for a new tenant. You are unable to discriminate in your rental listings, and you cannot mention the national origin, race, gender, disability, religion, or familial status anywhere in your description, as it\u2019s a violation of fair housing laws. <\/p>\n\n\n\n

As an example, you can\u2019t write \u201cWe are only looking for a white-young couple.\u201d<\/p>\n\n\n\n

Include your contact information in your rental listing<\/strong><\/h3>\n\n\n\n

It may seem a bit obvious, but adding your contact details and even a name to your listing can make you come across as a more sophisticated landlord. You want to make it as easy as possible for potential renters to get in touch with any questions or better yet to organize a viewing.<\/p>\n\n\n\n

Take high-quality photos<\/strong><\/h3>\n\n\n\n

Many people forget about the power of good images, especially when marketing a property. Did you know that on average the average person spends less than a minute searching through rental listings? So having high-quality photos are key, and will allow more searchers to convert. <\/p>\n\n\n\n

If you have the financial means to, source a photographer who can take great photos for you. If you\u2019d like to do this yourself, ensure that your rental property is clean and well presented. Also, ensure that you take photos during the day with lots of natural light.<\/p>\n\n\n\n

Think about what you would like to know<\/strong><\/h3>\n\n\n\n

Try and think about what you would like to know if you were renting. Be sure to answer all of the frequently asked questions about the property, before people have to ask. Consider some notes about the local area, any good schools\/colleges nearby as well as local transport links and retailers.<\/p>\n\n\n\n
